A short-stay rental is a small hospitality business operating out of your home. When you live in the same city, you can absorb its surprises yourself. From another time zone, every task needs a named person, a written rule and a way for you to check it was done. This page walks through the operational layers in the order they tend to go wrong.

Layer one: permission to operate

Before listing, confirm what your state expects. Goa's tourism policy distinguishes a Homestay, where the owner and family physically live in the establishment, from a Bed and Breakfast, where the owner does not reside but a designated agent or operator stays on the premises to serve guests; both categories cover two to six rooms and must be registered with the Department of Tourism before operations begin. Delhi repealed its Bed and Breakfast Act in August 2026, protecting existing registrations while a new homestay policy is prepared. In Maharashtra and elsewhere, local licences and your housing society's bye-laws may apply. An NRI owner should read the exact wording of the category they are applying under, because the residence condition is often the deciding factor.

Every foreign national who stays must be reported to the immigration authorities through the online Form C system within 24 hours of arrival. This cannot wait for you to wake up in Toronto. Layer four: money and paperwork

Rental income earned in India normally lands in an NRO account, the rupee account the Reserve Bank of India provides for non-residents' Indian income. Keep utilities, property tax and society maintenance paid from the same account so that your accountant sees one clean trail. Tax is deducted at source on rent paid to non-residents, and the reconciliation happens when your return is filed; see the tax guide before your first payout.

Layer five: oversight

You need to know what happened without being told a story. Ask for a monthly statement listing each stay, the gross amount, platform fees, cleaning and repair costs, taxes withheld and the net transferred. Ask for photos after every deep clean and immediate notice of any damage claim. Owners who get this from the start rarely fall out with their manager; owners who do not usually find out about problems from a bad review.

Frequently asked questions

Does someone have to live at the property?

It depends on the category you register under. Goa's Bed and Breakfast category requires a designated agent or operator to reside on the premises when the owner does not; other state schemes set their own conditions.

Who reports foreign guests if I am abroad?

The keeper of the accommodation must file Form C within 24 hours of the guest's arrival. In practice, the person or company managing check-ins files it on your behalf.

Which bank account should receive the rent?

Income earned in India by a non-resident is normally credited to an NRO account. Your bank can confirm the documents it needs.

How often should my manager report to me?

At least monthly, with each booking, fees, costs, tax withheld and the net amount paid, plus immediate notice of damage or complaints.
